LeaseGen.io is not a law firm and does not provide legal advice. Documents are generated from your inputs and publicly available statutes for educational use. Landlord-tenant law changes, and cities may impose additional rules. Have a licensed attorney in the property’s state review any document before you use it. These terms govern your use of the website, generators, and PDFs.

Who we are
LeaseGen.io is a self-serve website that builds state-specific residential rental documents from your inputs and publicly available legal summaries. Using the site means you agree to these terms.
Not a law firm
LeaseGen.io is not a law firm, not a lawyer, and not a legal services company. Nothing on the site, in a generator, or in a downloaded PDF is legal advice, a legal opinion, or the practice of law in any state. We do not form an attorney-client relationship with you.
Landlord-tenant rules change. Cities and counties add their own requirements. Confirm current statutes and have a licensed attorney in the property’s state review any document before you use it.
What the generators are
Each page is an educational drafting tool. You choose the state and document type, enter facts, and download a PDF assembled on your device. State notes (deposit clocks, entry, disclosures, eviction deadlines) are summaries dated on the generator page. They are not a complete statement of the law.
You are responsible for the accuracy of what you type, for serving or signing papers the way the law requires, and for any extra notices your city requires.
Your documents
You keep the facts you enter and the filled PDF you download. We do not claim ownership of your names, addresses, or deal terms. We own the site, the generator software, and the clause library. Do not scrape, resell, or republish the clause library as a competing product.
Eviction notices and last-mile papers
An eviction notice from this site is a written demand, not a court summons, not a lockout, and not permission to change the locks. Email or a copied send message is courtesy delivery only. It is not legal service of process unless the law in that state says that method counts, which often it does not.
Deposit itemizations, entry notices, and renewal offers are the same kind of tool: papers you still have to use correctly under local law.
Acceptable use
Do not use LeaseGen.io to:
- Pretend we are your lawyer, or that a PDF is court-approved.
- Harass anyone, commit fraud, or discriminate in housing.
- Charge pet fees for a lawful assistance animal.
- Overload, scrape, or break the site.
No warranty
The site and documents are provided as is. We do not warrant that a generated paper is complete, current, enforceable, or fit for your situation. Statutes, cases, and local ordinances can change after we last reviewed a state.
Limitation of liability
To the fullest extent the law allows, LeaseGen.io and the people who operate it are not liable for lost rent, failed evictions, unenforceable clauses, deposit disputes, or other damages that come from using or relying on the site or a generated document. If a court finds this limit unenforceable, our total liability is the amount you paid us in the prior 12 months, which is $0 until paid send-and-sign exists.
Paid send-and-sign
Email-for-signature, checkout, and Pro are not live. Using Send for signature today only joins a waitlist. Extra terms will apply when we charge and when a third party collects signatures. Until then, pricing describes what we plan to offer, not a current paid service.
Changes
We may update these terms. The date at the top of this page is the current version. Keep using the site after a change means you accept the new terms.
